Summer is rapidly disappearing, and fall is upon us. We are replacing summer barbeques and long days with football and early evenings.
Changing seasons mean changing chore lists. We think about the interiors of our homes when we make fall cleaning and chore lists but we need to make the same lists for our home’s exterior.
Bob.villa.com offers a Fall Home Maintenance Checklist to get you started. We have a natural inclination to prepare for winder in the fall. Resist jumping too far ahead. Fall is also a great time to take advantage of moderate temperatures to repair any damage before cold weather sets in and stays for a while.
1 -Windows
Now is the time to evaluate your windows and consider repairs or replacements before money literally goes out of them. You can combine your evaluation with your installation of storm windows and doors and screen removal.
Look for any damage to the framework, glass panes, and sills. Check for drafts by closing all the windows and turning off any fans to keep the inside air still. Watch and wait to see if window coverings are sucked inward or pushed outward. IF they do, you have a draft. If they remain still, your windows have a good seal.
If you decide to replace your windows rather than suffer through another drafty winter, HGTV.com makes Choosing the Right Windows easy with this helpful article.
2 -Walls
Exterior walls should be evaluated for several things. Check for peeling or blistered paint. This is not just an appearance issue. If your paint is compromised, the material underneath is no longer fully protected. This leads to deterioration over time.
Check siding for loose, bent, cracked, or broken pieces. Inspect all caulked joints, paying particular attention to areas around window and door trim. Look for fungus, mold, or mildew. Consider scheduling power washing. Look for holes. Small holes can indicate insect issues and larger holes can invite pests and lead to mold and mildew issues.
Stucco should be checked for cracks, missing chips, and a constant damp appearance. These can all be signs of water intrusion. The most common area for stucco water intrusion is around windows. If you do not address the issue, you will likely be looking at a window replacement along with your stucco repairs.
3- Roof
Do a general roof evaluation. Look for cracked caulk or rust spots on your flashing. Inspect shingles for buckling, curling, or blistering. Make sure you do not have missing or broken shingles. Remember to include your chimney in your inspection. Replace your chimney cap if it is missing or damaged.
You may want to consider a professional roof inspection if you are seeing multiple roof issues. This should always be done if you are concerned that you have storm damage or experience issues inside of your home that you think may be caused by roof deterioration.
Once you have completed an overall evaluation of your windows, walls, and roof, make a priority list. Complete minor repairs as soon as possible to avoid larger issues. You do not want to waste the remaining days of fall weather and miss the chance to cross repairs off your list.
If you are looking at major repairs or replacements, schedule professional inspections and get an idea of the timeline involved to complete the work. You may need to make some necessary repairs and wait until spring for larger jobs that require more time.
